RE Flip Finder vs BatchLeads: graded on-market deals vs off-market lists at scale

An honest comparison. These two tools sit on opposite ends of the deal funnel -- here is which one fits your strategy, and why plenty of investors run both.

Short answer

BatchLeads builds off-market lists. RE Flip Finder grades on-market deals. BatchLeads is a list-building and outreach platform: you pull large filtered owner lists, skip trace them, and run mail, click-to-dial, and driving campaigns at volume. You still analyze each property yourself.

RE Flip Finder works the other end. It underwrites every on-market single-family flip in the counties it covers before you log in -- ARV from recent sold comps, a rehab estimate, ROI, a letter grade (A to F), and the offer number -- so you can send an offer the same day instead of re-running comps by hand.

A list is not a deal. If your pipeline runs on high-volume off-market outreach, BatchLeads is your sourcing engine. If you buy listed deals and the bottleneck is underwriting each one, RE Flip Finder removes that grind. Many investors run BatchLeads for off-market and RE Flip Finder for on-market.

RE Flip Finder

On-market deal underwriting and grading
$0.99 for a 21-day trial, then Contact us for pricing$99/month flat · Cancel anytime · No per-deal credits, no per-lead fees

Every listed single-family flip in a covered county is underwritten before you log in. ARV is built from recent sold comps you can review, rehab is estimated, and each deal gets an ROI, a letter grade (A to F), and an offer number. You open the dashboard to a ranked list of graded deals, not a raw list of owner records.

Scout, the in-app assistant, pulls comps, drafts your outreach, and answers questions on any deal. Scout drafts; you send. There is a built-in CRM, and you can import addresses you sourced elsewhere by CSV.

BatchLeads

Off-market list building and outreach at scale
$119–$749/month by lead volume · 7-day trial · Skip trace and mail as credits

BatchLeads is built for high-volume off-market sourcing. Pull filtered lists of owners using hundreds of property, demographic, and MLS filters across nationwide data, skip trace them, and run direct mail, click-to-dial, and driving-for-dollars campaigns. It also includes comp features.

It is a list and outreach tool, not a deal grader. Once you have a property, you pull comps, set ARV, estimate rehab, and work out your offer yourself. Skip tracing and mail are credit-based add-ons (for example, about 4 cents per extra record export and roughly 55 cents per postcard).

The real difference: finding vs underwriting

Most tool comparisons pretend every product does the same thing at a different price. These two do not. They sit on opposite ends of the acquisition funnel.

BatchLeads is a finding tool. Its job is pulling large lists of off-market owners and getting you their contact info to mail, call, or text at volume. That is genuinely useful for high-volume wholesalers, and BatchLeads is one of the strongest at it. But off-market is a long road: you build the list, skip trace, run mail and calls, follow up, and it can take months of outreach and negotiation to get one property under contract. And once you have a property in hand, BatchLeads hands you data and steps back. You do the underwriting.

RE Flip Finder is an underwriting tool, aimed at on-market deals. These are already listed and priced -- so instead of months of outreach, you can just send an offer and buy. What RE Flip Finder removes is the other grind: the 15 to 45 minutes per property you spend pulling comps, setting ARV, estimating rehab, and backing into an offer. It runs that pass on every listing in a covered county before you open it, grades the result A to F, and hands you the offer number, so your time goes to the handful worth an offer today.

A list is not a deal. BatchLeads is best at handing you off-market lists to work. RE Flip Finder is best at telling you which listed deals actually pencil, and what to offer. Different jobs, same funnel.

Common questions

Is RE Flip Finder a BatchLeads alternative?

Only partly, because they do different jobs. BatchLeads builds and skip traces off-market owner lists for outreach at scale. RE Flip Finder grades on-market listed deals for you, with ARV, rehab, ROI, an A-to-F grade, and an offer number. If your deals come off the MLS, it can replace the hours you spend underwriting. If they come from high-volume outreach, it does not replace BatchLeads's sourcing.

Does RE Flip Finder do skip tracing or list building?

No, and it is deliberate. RE Flip Finder does not build lists, skip trace, mail, or run a dialer. It focuses on on-market deals already listed and priced, so you make contact through the listing agent or your own CRM. That avoids skip-trace and mail credits and the TCPA and auto-dialer risk of cold outreach. List building at scale is BatchLeads's lane.

How does RE Flip Finder come up with ARV?

It builds ARV from recent sold comparable sales near the subject, filtered for similar type, beds, baths, and square footage, and shows you the comps behind every number so you can check the work.

Which is cheaper?

RE Flip Finder is Contact us for pricing$99/month flat (with a $0.99 21-day trial), everything included. BatchLeads starts around $119/month and rises to $349 and $749/month for higher lead volumes, with skip trace and mail credits on top. You are paying for two different jobs, so match the tool to where your deals come from.

Does RE Flip Finder cover my area?

Not everywhere yet. It covers select US counties, deepest in California, and focuses on single-family fix-and-flip. BatchLeads is nationwide. If you invest outside a covered county, BatchLeads's coverage is broader today. Check reflipfinder.com for the current county list.
