DealCheck is a well-built analysis calculator. Enter a property by import or a step-by-step wizard and it computes cash flow, cap rate, ROI, acquisition costs, and profit, pulls sales and rental comps to estimate ARV and rent, and tells you the highest price you can offer. It handles rentals, Airbnbs, BRRRR, flips, multi-family, and wholesale, anywhere in the US.

What it does not do is find deals. There is no market scan or search that surfaces properties for you -- you bring the address, one property at a time, and DealCheck analyzes it.

Both tools can tell you whether a flip pencils -- ARV, rehab, profit, and an offer number. The difference is not the math. It is who does the finding.
