An honest comparison. Both run the numbers on a flip -- the difference is who finds the deal. Here is which one fits your workflow, and why some investors use both.
DealCheck analyzes the address you give it. RE Flip Finder finds and grades the deals for you. DealCheck is a flexible calculator: you enter a property you already found, and it computes cash flow, cap rate, ROI, ARV from comps, and the highest offer that works -- for rentals, BRRRR, flips, multi-family, and wholesale, anywhere in the country.
RE Flip Finder works the other direction. It surfaces and underwrites every on-market single-family flip in the counties it covers before you log in -- ARV from recent sold comps, a rehab estimate, ROI, a letter grade (A to F), and the offer number -- so you are not typing in properties one at a time.
DealCheck is reactive and cheaper: you bring the deal. RE Flip Finder is proactive: it does the finding and the first-pass underwriting. Some investors use RE Flip Finder to find and grade, then DealCheck to model a specific deal their own way.
Disclosure: This page is published by RE Flip Finder. We have tried to describe DealCheck fairly, including where it beats us -- it is a genuinely good calculator, and cheaper. The goal is to help you pick the right tool for your workflow, even when that tool is not ours.
Every listed single-family flip in a covered county is underwritten before you log in. ARV is built from recent sold comps you can review, rehab is estimated, and each deal gets an ROI, a letter grade (A to F), and an offer number. You open the dashboard to a ranked list of graded deals -- no addresses to type in, no assumptions to set up.
Scout, the in-app assistant, answers questions on any deal and can run analysis by ZIP. There is a built-in CRM to work the deals you like.
DealCheck is a well-built analysis calculator. Enter a property by import or a step-by-step wizard and it computes cash flow, cap rate, ROI, acquisition costs, and profit, pulls sales and rental comps to estimate ARV and rent, and tells you the highest price you can offer. It handles rentals, Airbnbs, BRRRR, flips, multi-family, and wholesale, anywhere in the US.
What it does not do is find deals. There is no market scan or search that surfaces properties for you -- you bring the address, one property at a time, and DealCheck analyzes it.
Both tools can tell you whether a flip pencils -- ARV, rehab, profit, and an offer number. The difference is not the math. It is who does the finding.
DealCheck is reactive. It waits for you to bring it a property. That is a strength when you already have a deal in hand and want total control: you set every assumption, model a rental or a BRRRR, and run any market in the country. It is one of the best value calculators out there, and the free plan makes it easy to start. But it does not tell you which properties to look at. You still have to find the deal somewhere else, then key it in, one at a time.
RE Flip Finder is proactive. It scans on-market listings across the counties it covers and pre-underwrites every single-family flip before you log in, then ranks them by grade with the offer number attached. Instead of analyzing one address you already found, you open a ranked list of graded deals and go straight to the handful worth an offer today. The tradeoff is focus: single-family flips, in covered counties, not every strategy everywhere.
Feed one address, or open a graded county. DealCheck analyzes the deal you bring it. RE Flip Finder finds and grades the deals for you. Same math, opposite direction.

These two are complementary rather than competing:
One finds and grades on-market flips for you. The other is the flexible calculator for anything, anywhere. They fit together cleanly.
Rule of thumb: already have the address and want to model it cheaply -- DealCheck. Want the on-market flips found and graded for you -- RE Flip Finder. Doing both -- find in RE Flip Finder, model the edge cases in DealCheck.
They overlap on analysis but differ on finding. DealCheck analyzes a property you already found, one at a time, across many strategies and markets, and it is cheaper. RE Flip Finder finds and grades every on-market single-family flip in a covered county for you. If you bring your own deals, DealCheck is excellent. If you want the finding done for you, that is RE Flip Finder.
It finds them. You do not type in addresses. RE Flip Finder monitors on-market listings across covered counties and pre-underwrites every single-family flip before you log in, ranked by grade. DealCheck works the opposite way -- you bring the address and it analyzes that one property.
It builds ARV from recent sold comparable sales near the subject, filtered for similar type, beds, baths, and square footage, and shows you the comps behind every number so you can check the work.
DealCheck, clearly -- it has a free plan and low-cost paid tiers. RE Flip Finder is Contact us for pricing$99/month flat (with a $0.99 21-day trial), but you are paying for the finding and grading, plus a CRM and the Scout assistant, not just the calculator.
Not everywhere yet. It covers select US counties, deepest in California, and focuses on single-family flips. DealCheck works anywhere because you supply the property, so for markets RE Flip Finder does not cover, DealCheck is the better fit. Check reflipfinder.com for the current county list.
