One of the largest property-data platforms in the US, with 160M+ public records plus MLS data nationwide: ownership, tax, mortgage and lien info, and more. You filter by equity, owner type, and other criteria to build targeted lists, then skip trace to get owner contact info for outreach. The Essentials plan includes 25,000 monthly exports.

It is a data and list tool, not a deal grader. It has a comps tool, but you pull comps, set ARV, estimate rehab, and work out your offer on each property yourself. Skip tracing (about 12 cents per contact), direct mail (from about 52 cents per postcard), and extra seats ($30/month) are billed on top.

The real difference: finding vs underwriting

Most tool comparisons pretend every product does the same thing at a different price. These two do not. They sit on opposite ends of the acquisition funnel.

RE Flip Finder grades on-market listed deals for you, with ARV, rehab, ROI, an A-to-F grade, and an offer number. RE Flip Finder does not build owner lists or skip trace. If your deals come off the MLS, it can replace the hours you spend underwriting. If they come from mail, it does not replace PropStream's sourcing.

Does RE Flip Finder do skip tracing or direct mail?

No, and it is deliberate. RE Flip Finder does not skip trace, send mail, or make automated calls or texts. It focuses on on-market deals that are already listed and priced, so you make contact through the listing agent or your own CRM. Skipping outbound means no skip-trace bills and none of the TCPA and state auto-dialer risk of cold outreach. For owner contact and mail, that is PropStream's lane -- which is why the two complement each other.

It builds ARV from recent sold comparable sales near the subject, filtered for similar type, beds, baths, and square footage, and shows you the comps behind every number so you can check the work rather than trust a black box.
