Land leads for LPG students

You bring the leads from Launch Control. We put a value, an opening offer and a walk-away on every lot, and tell you which ones to skip. You send the offers from your own CRM.

Quick start: from Launch Control to offers

  1. Download the Launch Control file

Export your prospects in Launch Control. Launch Control emails you the file as an attachment. Save it to your computer.

Upload the attachment as it is: we read the Word file (.docx) Launch Control emails you, Excel (.xlsx), CSV and text files. This needs land leads turned on for your account; without it, upload CSV or text, or copy the text out of the Word file and paste it in.

  2. Upload it

Open Lead Offers, click + Paste Leads, and pick the file under Load from a file. Keep the header row. Click Parse, check the preview, then import.

We find each lot by its APN and county (or by its address when the APN is missing). Owners who replied STOP, or are marked DNC or opted out in Launch Control, are flagged as do-not-contact for good. They show as Opted out — excluded: we do not value them, and they are never put in your Investment Dominator or Launch Control files.

  3. Review the values

Values fill in as each lot is analysed; the batch strip at the top shows progress. Each land row shows the value, a confidence label, the opening offer and the walk-away. Lots in the losing zone say skip. Open the land page on any lot you plan to buy and check the comps yourself.

  4. Send the offers to Investment Dominator

With Investment Dominator connected (next section), send the values and offers straight into your matching ID records. Without a connection, download the file and import it into ID yourself. The Investment Dominator panel is on Lead Offers for accounts with land leads turned on.

Then run your offer campaign in Investment Dominator as you normally do. We do not send letters or texts for you.

Connect Investment Dominator

Connecting lets us write the value, opening offer and walk-away into your existing ID records, so you do not copy 500 numbers by hand. We match on APN and county. We never write phone numbers or emails into your CRM. The Investment Dominator panel appears on Lead Offers, under your leads, for accounts with land leads turned on. If you do not see it, land leads are not on for your account yet.

You need an ID plan with API access. Investment Dominator lists "API and Zapier Integrations" on its Pro and Pro Plus plans, not on Basic. On Basic, use the download file instead.

You need two things from Investment Dominator:

  • Your API key: in Investment Dominator go to Settings > Integrations > API Keys, click Add API Key, then Copy. Give the key a name (for example "RE Flip Finder"). Investment Dominator shows the key only once, so paste it straight into our connect box.
  • Your CRM id: the number after "crm-" in your Investment Dominator API address. In api.investmentdominator.com/public/crm-12345/ it is 12345. If you cannot find it, ask Investment Dominator support for "my CRM id for the API".

Click Preview first: it shows every change and writes nothing. Your first Send is a test that updates 5 records only. Check those 5 in Investment Dominator, then click Send again for the rest. If we say the CRM id or key was rejected, check both in Investment Dominator under Settings > Integrations > API Keys. To cut us off at any time, open the key's Actions menu in Investment Dominator and choose Disable.

Reading your results

You seeWhat it means
ValueWhat the lot would likely sell for on the open market, from nearby land sales. It is an estimate. See how accurate.
Confidence (high, medium, low)How well the sales nearby match this lot. Low means few close sales, or sales that differ in size or location. Treat a low value as a starting point and check the comps.
Opening offerWhere to start. It is the walk-away times a share that depends on how motivated the owner looks, and never under 20% of the value (higher in markets where lots sell fast).
Walk-awayThe most you should pay. It starts from a quick-sale price (80% of value) and takes off the end buyer's margin, your profit, closing costs, rough back taxes and title risks. It is never above 70% of value. Do not go over it.
Losing zone: skipNo offer is printed. Either the walk-away is under 20% of the value, or a cash deal at the opening offer keeps under $5,000. The note says what lot value would make it work.
List check: keep / check first / rejectOur check of the lot itself. Check first and reject come with problem lines.
Problem linesOne line per thing that can kill a land deal: flood zone, no road access, slope, wetlands, protected land, zoning, back taxes, probate or a tax-deed title, an HOA. A line means "go and confirm this", not "this lot is bad".
Rough ZIP estimateWe could not find the parcel by its APN, so the value is a ZIP-wide average. Do not make an offer on it until you have found the parcel.
Land pages may be shared. If another subscriber already had the same lot valued, you see the same land page. They never see your leads, your lists or your offers.

Building a list for Launch Control

Valuing your own leads comes first. List building is the second step and is opening to students in stages. If the List Builder says it is not turned on for your account, it is not on your plan yet.

How we pick the lots

  • County. We only offer counties where land actually resells: each county card shows how many lots sold in the last 12 months against how many are for sale. A county that fails the sell-through check is marked, and you have to give a reason to build there anyway.
  • Subdivision or ZIP. Optional. Pick a hot subdivision to focus on, or choose Motivated owners in fast subdivisions to get the lots where sales are quick and the owner is more likely to answer. Lots outside any subdivision count only when their ZIP sells fast for that lot size.
  • Filters. Value range (the default is $20,000 to $100,000) and list size (100 to 1,000). Every lot passes the same problem checks as above, and lots in the losing zone are marked skip.
  • No double-dealing. While you work a lot (90 days), no other student is dealt that owner. Owners who were contacted recently, said no, or said stop are left out. Upload lists you already mailed or texted so we never deal you those parcels again.

Owner names and mailing addresses

Each list includes the owner's name and mailing address, so you can mail them or hand the list to Launch Control. We do not supply phone numbers. Launch Control's skip trace finds the phones, and you send the texts from Launch Control.

Your list allowance

The monthly plan includes a set number of lists. When you need more, you buy extra lists one at a time. Your allowance and the price of an extra list are shown in the List Builder when list building is on for your account.

How accurate are the values?

Land values are estimates, not appraisals. We tested the values against ... real land sales that the model had not seen (measured ...). The typical miss is about .... Half the time the sale price was within that of our value, half the time further away.

Land is hard to value. No two lots are the same, few sell, and the sales that do happen are spread out. A miss that size on a $40,000 lot is about ... either way. That is why the offers are built with room: the walk-away already assumes a quick sale at 80% of value and leaves margin for the end buyer and for you.

  • Before you buy, open the land page and look at the comps. Are they really like your lot?
  • Check the problem lines yourself: road access, flood, utilities, zoning, back taxes.
  • Never pay above the walk-away. If the owner wants more, let it go.
  • Low confidence or a rough ZIP estimate means more checking, not less.

It is not an appraisal, a title search or legal advice. You decide what to offer and what to buy.

Texting rules

You are the sender. You send every text from your own Launch Control account, so you are responsible for following texting law (the TCPA and your state's rules). We do not send texts or make calls, and we do not supply phone numbers.

The basics, from the public rules:

  • Scrub Do Not Call. Do not text numbers on the National Do Not Call Registry, or your state's own list where it has one. Re-check at least every 31 days. Confirm your Launch Control settings do this; do not assume.
  • Keep your own do-not-contact list. Anyone who asks you to stop goes on it and never gets another text from you. We keep these permanently for you: an owner marked STOP or DNC in a file you import is never dealt to you again.
  • Honour every stop. Treat any reply that means stop as a stop: "stop", "quit", "unsubscribe", "remove me", "don't text me". One confirmation text at most, then nothing. The legal limit is 10 business days; same day is better.
  • Quiet hours. Federal law allows 8am to 9pm in the owner's time zone. Some states, including Florida, allow only 8am to 8pm and no more than 3 texts in 24 hours. Text between 8am and 8pm, owner time, and you meet both.
  • Register your texting (A2P 10DLC). Carriers require business texts to be registered. You do this through Launch Control. Launch Control does not take sole-proprietor registrations, so you need a business entity, such as an LLC.
Mail is lower risk. The owner names and mailing addresses we give you work for offer letters, which none of the texting rules above cover.

This is general information, not legal advice. Rules change and differ by state. Check the rules for the states you text into, and ask a lawyer if you are unsure.
