ποΈ Flip Buyers - User Guide
The Flip Buyers page lists confirmed fix-and-flip investors β LLCs, individuals, and trusts who recently bought a property and resold it within 2β30 months. Use it to find buyers for your wholesale deals.
π Overview
Each row is one investor entity. Columns:
- Name β entity name (LLC, person, trust). Click the row to see SOS registration info and full deal history.
- Type β LLC, Person, or Trust.
- Deals β how many confirmed flips this entity has completed.
- Avg Profit β average profit per flip (sell price β buy price).
- Avg Hold β months between buy and sell, averaged.
- Last Deal β month of the most recent confirmed flip.
- Location β city & state of the most recent flip.
- Counties β every county this entity has flipped in.
π How buyers are detected
A nightly job queries our property data provider for cash-buyer entities active in the last 3 years (configurable). For each candidate, we pull full transaction history and confirm a flip when:
- The entity bought, then sold the same property.
- Hold period was between 2 and 30 months.
- Sell price differs from buy price by at least $5,000 (filters out paper transfers).
- The transaction was arm's-length (filters out gift/intra-family transfers).
- The seller is not an institution (banks, FNMA/FHLMC, HUD, trustees, mortgage servicers excluded).
Confirmed flippers are upserted into the buyers table; their deals are added to the deal history. LLCs are then enriched with California Secretary of State filings to surface the registered agent name and mailing address.
ποΈ Filters & sorting
- County β defaults to Los Angeles. Switch to any market with confirmed buyers.
- Type β LLC / Individual / Trust.
- Min deals β defaults to 2+ to hide one-off transactions.
- Category β Investors only by default. Switch to Lenders, Trustees, or All to surface edge cases like REO trustees and bridge lenders.
Sortable columns: click any column header (Name, Type, Deals, Avg Profit, Avg Hold, Last Deal, Location). Click again to flip direction.
Saved filters: your filter and sort selections are remembered between sessions per user.
πΊοΈ Map & profit colors
Every confirmed flip with coordinates appears on the map as a colored pill labeled with its profit number. Markers cluster automatically when zoomed out. Click any pill to see the address, buy/sell dates and prices, the buyer, and a link to view that buyer in the list.
Colors:
- Dark green β profit β₯ $200k
- Light green β profit $50k β $200k
- Amber β profit $0 β $50k
- Red β loss (< $0). Note: many losses are data-quality artifacts (bundle purchases split across multiple unit rows). We're cleaning these up over time.
π€ Buyer details
Click a buyer's row to expand a panel showing:
- SOS registration: status, standing (Good / Suspended / Inactive), state of formation, filing date.
- Registered agent name, with a flag if the agent is a commercial filing service.
- Mailing / physical address on record.
- Every confirmed flip: address, buy/sell dates, buy/sell prices, profit, and hold months.
Phone numbers for registered agents are not currently displayed pending review of contact policy. Use the mailing address and agent name for skip-tracing.
π Add to CRM
Click the + CRM button on any row to add this buyer to your CRM as a cash buyer. The buyer's name, entity type, preferred counties, and avg profit get pre-populated. You'll be prompted for an email if you have one; otherwise a placeholder email is used.
Find Deals on the same row jumps to the Flip Deals page filtered to this buyer's county and price range β great for matching wholesale inventory to known cash-ready buyers.
π€ Asking Scout
The Scout chat panel on this page can answer questions about the buyers you're viewing:
- "Who's the top flipper in Los Angeles right now?"
- "Show me LLC flippers averaging over $200k profit."
- "What's the deal history for Balboa West LLC?"
- "Tell me everything about this buyer." (after clicking a row)
Scout has tools to search the buyer database directly, so it can answer queries beyond what's on screen.
β οΈ Data caveats
- Coverage is partial. Buyer discovery costs API credits, so we run sync against one county at a time. Counties with few buyers may simply not have been scanned recently.
- Bundle purchases. When an investor buys multiple condo units in one deed for a combined price, our ingestion sometimes attaches the full bundle price to each unit, producing fake losses. We split these proportionally; if you spot one we missed, let us know.
- Trusts and family transfers. Some "flips" are intra-family transfers that look arm's-length on paper. The Trustee filter category isolates these so you can review or skip them.
- SOS data is California-only for now. LLCs from other states show name and counties but no agent / mailing address.
