The Off-Market Deals page surfaces expired MLS listings β properties that failed to sell and are no longer actively marketed. These are prime targets for listing agents prospecting for new clients and investors looking for motivated sellers with no active representation.
π Overview
When a property's listing contract expires without a sale, the seller is often:
- β More motivated β they've already tried and failed to sell at market price
- β Without active representation β the listing agent relationship has ended
- β Open to outreach β they still want to sell but don't have a clear path forward
- β Overlooked by competitors β most agents and investors focus on active listings
The system tracks listing status changes continuously. When a listing moves to EXPIRED status, it is captured and stored here for you to review and act on.
π― Who This Page Is For
Find motivated sellers who recently failed to sell. Reach out with a fresh marketing approach and capture their listing.
Identify distressed sellers open to off-market offers. With no active agent, you can often negotiate directly.
Build targeted lists of recently-expired listings by county, city, or time window to power your outreach campaigns.
π Using the Filters
The filter bar at the top of the page controls what listings are displayed. Your selections are saved automatically and restored when you return to the page.
Select a US state. This is required β the county list populates once a state is chosen.
Select a county within the chosen state. Results are scoped to this county. Required to search.
Optional text filter. Type a city name or ZIP code to narrow results within the county. Partial matches work β typing "San" will match "San Diego", "Santa Ana", etc.
Controls how recently the listing expired:
- Last 7 days β Freshest leads, highest motivation window
- Last 30 days (default) β Broad recent coverage
- Days 8β30 β Skip the first week, target the follow-up window
- Days 31β90 β Older expireds who may still be unsold
- 91+ days ago β Long-term unsold properties, deeply motivated sellers
- All time β No recency filter (may return large result sets)
How to Search

Choose from the State dropdown. The County dropdown will populate automatically.

πΊοΈ Reading the Map
The interactive map displays all expired listings as color-coded markers based on seller motivation score. This lets you instantly see where the highest-motivation opportunities are concentrated geographically.
Marker Colors

Using the Map
- Click a marker β opens a popup showing the address, list price, bed/bath, sqft, days since expired, and the motivation score with label
- Zoom and pan β use standard map controls to explore specific neighborhoods
- Legend β shown in the bottom-left corner as a quick reference
π₯ Motivation Score
Every expired listing receives a Motivation Score from 0 to 100 that measures how urgently the seller likely wants to sell. The score combines several signals automatically β no manual research required.
What Goes Into the Score

| Days on Market (DOM) | 70 pts | The longer the listing sat unsold, the higher the score. 180+ days = major signal. |
| Price Reductions | 25 pts | 1 cut = 12 pts, 2 cuts = 20 pts, 3+ cuts = 25 pts. Each reduction signals increasing desperation. |
| Listing Attempts | 5 pts | Re-listing with a new agent (2Γ = 3 pts, 3+Γ = 5 pts) suggests persistent difficulty selling. |
| Active Foreclosure | +20β30 pts | Notice of Default (NOD) adds 20 pts; Notice of Trustee Sale (NTS) adds 30 pts. Only shown when public records data is available. |
Score Thresholds
High-urgency seller. Long DOM, multiple price cuts, or an active foreclosure notice. Prioritize these for immediate outreach.
Meaningful motivation signals. Worth contacting β seller has shown flexibility but may not be at maximum urgency yet.
Fewer signals. May have expired due to pricing rather than seller distress. Lower outreach priority unless you have other intelligence.
π Reading the Table
The table lists all expired listings matching your filters, sorted by most recently expired by default. Each row represents one property.
Table Columns

| ZIP Median DOM | The median days on market for the property's ZIP code. Highlighted in amber/orange when this listing's DOM significantly exceeds the local market average β a strong motivation signal. |
| Motivation | Seller motivation level (π₯ Hot / β‘ Warm / βοΈ Cold) with detail on price cuts and re-listing attempts. Hover for the numeric score. See the Motivation Score section for full details. |

Sorting
Click any column header to sort by that column. Click again to reverse the sort order. The active sort column shows an arrow indicator. By default, listings are sorted newest first by Detected Expired date.
Pagination
Results are shown 50 per page. Use the β Prev and Next β buttons to navigate. The result count and current page are shown above the buttons.
π What "Detected Expired" Means
The Detected Expired date is when our system first saw the listing change to EXPIRED status β not necessarily the exact moment the listing contract ended.
Use this date to prioritize your outreach:
- Listings detected today or yesterday β highest urgency, seller just lost representation
- Listings from the past week β still very fresh, good window for first contact
- Listings from weeks ago β may have relisted, sold privately, or become resigned to waiting β worth checking if still available
π€ Scout AI Assistant
Scout, the AI assistant, is available on the Off-Market page. It can see the filters you've set and the listings currently on screen (top 30), so you can ask natural-language questions about what you're looking at β or have it change the view for you.
Ask About What's On Screen
- "How many listings expired in the last 7 days?"
- "What's the average list price of the results I'm seeing?"

Have Scout Change the Filters
Just describe what you want β Scout will update the dropdowns and re-load the table.
- "Show me Orange County instead." β switches state/county and re-runs the search.
- "Filter to expired in the last 7 days."
- "Only show 3-bed and up under $500k."
- "Clear the ZIP filter."
Look Up Other Markets Without Switching
If you want a quick answer about a different county without leaving your current view, Scout will query the data directly.

Outreach Strategy by Motivation Level
- Highest priority β contact as soon as possible
- Long DOM + price cuts = seller has already shown flexibility
- If foreclosure signals are present, urgency is even higher
- Lead with empathy and a clear path to closing quickly
- Good leads β meaningful motivation without maximum urgency
- Ask if they're still looking to sell and what held them back
- Come with data: what's changed in the market
- Propose a revised pricing or marketing strategy
- Lower urgency β fewer distress signals
- Check if property relisted before spending outreach time
- Still worth contacting in bulk for volume-based strategies
- Use DOM data: even a "cold" listing with 90+ DOM may negotiate
What to Say to an Expired Listing Seller
Common Mistakes to Avoid
β The first 7 days are critical. Other agents and investors are also watching expired listings.
β A property that sat for 120+ days with multiple price cuts is a very different conversation than one that expired after 14 days with none. Sort by Motivation (descending) to prioritize your list instantly.
β Some sellers relist quickly with another agent. Confirm the property is truly off-market before spending time on outreach.
β Start with Last 30 days to keep your outreach focused on actionable leads. Use older windows for lower-priority bulk outreach.
