📋 Overview

The Property Search page is your main dashboard for finding investment opportunities using three search methods:

🔒 Fix and Flip Search — Admin-only tool: analyse entire areas for flip opportunities with automated ROI
🔒 Title Search — Admin only, currently disabled

💡 Best Use: Use this page when you have a specific address to look up, or want to explore properties in a new area. For automatically monitored deals with pre-calculated ROI, use the Flip Deals page instead.

The top navigation bar provides access to key sections:

Logo/home button - returns you to this search page from anywhere in the app.

📊 Deals

Access the Flip Deals page - view all automatically monitored properties with pre-calculated ROI, ARV, and profit estimates. Updated daily.

💡 Recommended: Most users spend most of their time on the Flip Deals page since it shows all opportunities with complete analysis already done.

📋 CRM

Open your CRM Dashboard to manage leads, deals, tasks, and communications. Track your entire wholesale pipeline from initial contact to closing.

Opens the help documentation (this page) in a new tab for guidance.

👤 Profile

View and edit your profile, subscription, and account settings.

🔍 Property Search Methods

The search page provides multiple search methods via radio buttons at the top of the left panel:

1. Public Listings (Default)

Search listings nationwide:

Best for: Looking up a specific address, or browsing properties in an area
Coverage: Active, sold, pending, and off-market properties nationwide
Filters: Location, price, beds, baths, sqft, property type, listing status
Results: Click any row to open the full AI property analysis page

💡 Tip: The page opens with a blue tip bar reminding you to enter a city/state or ZIP on the left and click Search Listings.

2. Fix and Flip Search Admin Only

Analyse entire areas for flip opportunities with automated ROI calculation:

Best for: Discovering all potential flip deals in a specific ZIP code
Analysis: Automatically calculates ARV, rehab costs, profit, and ROI for each property
Results: Filtered list of properties meeting your ROI threshold (default 10%+)
Visible to: Admin users only

3. Title Search Admin Only — Disabled

Search by specific property address or APN. Currently disabled pending API configuration.

Working with Search Results

Listing Search Results

After performing a listing search, results appear in a table with columns:

Address - Click to view full property details page
City - Property city
State - Property state
Price - List price
$/SqFt - Price per square foot
Beds - Number of bedrooms
Baths - Number of bathrooms
SqFt - Square footage
Status - Listing status (For Sale, Pending, etc.)
Property Type - Single Family, Condo, etc.

Fix and Flip Search Results

When using Fix and Flip Search, results show investment analysis:

Address - Click to view full analysis
Beds / Baths / Sqft - Property basics
List Price - Current asking price
Est. Rehab - Estimated renovation costs
ARV - After Repair Value (what you can sell for after flip)
Est. Profit - Projected net profit
Est. ROI - Return on investment percentage (sortable)
Confidence - Reliability score for the analysis (0-1.0)

Adding Properties to Lists

You can organize properties into custom lists:

Select properties using checkboxes
Click "Add All Properties to List" button (or select specific ones)
Choose an existing list OR create a new list
Properties are added to the list for later review

💡 Tip: Create lists like "High Priority - Las Vegas", "Under Review - LA County", or "To Call This Week" to organize your deal pipeline.

🏘️ Public Listings Search

Search active listings using Public Listings. This is perfect for finding properties currently listed for sale.

Basic Search

Enter location information in the left panel:

Address (Optional): Enter a full or partial street address to find that specific property. Results show within a 1-mile radius.
City, State, or ZIP Code: Enter a city and state (e.g., Houston, TX) or just a ZIP code (e.g., 89123). Required if no address is entered.

Advanced Filters

Click any accordion section heading to expand it. Hover over a heading to see what filters are inside before clicking:

Property Details

Property type (single family, condos, townhomes, multi-family, etc.)
Square footage range
Lot size (acres)
Bedrooms and bathrooms

Price & Features

List price range and price per square foot
Listing Status — controls which properties are returned (see below)
Special flags: Recently Reduced, Foreclosure, New Construction
Price reduced date filter

Listing Status Options

The Listing Status dropdown determines which properties the search returns:

Any Status (find any address) — Default. Searches across all statuses — for sale, sold, pending, and off-market. Best when looking up a specific address since you may not know its current status.
For Sale — Active listings only.
For Sale + Pending — Active listings plus properties under contract.
Pending Only — Properties currently under contract.
Sold — Recently sold properties. Useful for finding comparable sales (comps).

💡 Tip: If you search a specific address and get no results, the property may be sold or off-market. "Any Status" will find it regardless.

Coordinate Search

Advanced option for searching by exact GPS latitude/longitude coordinates with a radius in miles. Most users can skip this.

💡 Tip: Use "Recently Reduced Price" to find motivated sellers who have recently lowered their asking price.

🔧 Fix and Flip Search Admin Only

🔒 Admin access required. This option is only visible and usable by admin users. Regular users will not see the "Fix and Flip Search" radio button on the search page.

The Fix and Flip Search analyses an entire area (ZIP code) to find investment opportunities. It searches active public listings, estimates ARV, calculates renovation costs, and computes ROI for each property automatically.

How to Use

Select "Fix and Flip Search" radio button
Switch from Public Listings mode to Fix and Flip mode (admin users only)
Enter a ZIP Code
Enter the ZIP code of the area to analyse (e.g., 89123)
Set Minimum ROI Filter
Choose minimum ROI threshold: 0%, 1%, 2%, 3%, 5%, or 10% (default)

Higher threshold = fewer but higher-quality deals
Click "Analyze Area"
System searches listings, analyses each property, and returns results filtered by your ROI threshold

What Happens During Analysis

For each property found the system:

Analyses listing photos to assess condition
Finds comparable sold properties (renovated) to estimate ARV
Estimates renovation costs based on condition and size
Calculates profit and ROI using the same formula as the Flip Deals page

Understanding Results

Est. ROI: Return on investment % — click header to sort
Est. Profit: Net profit after purchase, rehab, and selling costs
ARV: After Repair Value — estimated resale price after renovation
Est. Rehab: Estimated renovation cost to reach ARV condition
Confidence: 0–1.0 reliability score for the estimates

Progress Tracking (Admin)

During analysis, the Flip Analysis Progress panel (left sidebar, visible to admins) shows:

Properties found
Properties analysed
Properties meeting your ROI threshold
Current property being analysed

⚠️ Important Disclaimers:

These are automated estimates for screening purposes only
NOT professional appraisals or contractor bids
Always obtain written bids from licensed contractors before purchasing
Verify ARV with a licensed appraiser familiar with the local market
Actual costs may be significantly higher than estimates

💡 Best Practice: Start with a 10% minimum ROI filter. Review the top 10–20 results. Click through to see full analysis on any that look promising. Use this as a screening tool, not a final investment decision.

🤖 Smart Chat Assistant

The home page includes a smart chat assistant (located at the bottom right) that can help you:

Answer questions about properties
Help with search queries
Explain platform features
Provide market insights

Simply click on the chat icon to open a conversation. The assistant can help you find properties, understand analysis results, and guide you through the platform.
